Cebu Gov’t’s Sale Of Capitol-Owned Lots To Occupants Okayed

.. CEBU - The Cebu provincial government has been authorized by the Cebu Provincial Board to sell Capitol-owned properties covered by the provincial ordinance 93-1 to its actual occupants. Thirteen different homeowners associations will be involved in the transaction, as stated in the resolution sponsored by Provincial Board Member Alex Binghay, chairman of the committee on municipal and provincial properties. The resolution, which was passed in an omnibus motion during a PB session, allows Cebu Governor Gwendolyn Garcia to enter into agreements with settlers of 93-1 lots so that these occupants will be able to buy the lot where their houses are built. Garcia said the issue is close to being settled. Such issue stems from defunct provincial ordinance 93-1 involving over 3,000 families in various Cebu City barangays. However, she also told the 93-1 beneficiaries during the negotiations that the terms of the provincial ordinance, which is no longer in effect, will no longer be followed. Six of the 13 homeowners associations are located in Barangay Mabolo, four in Barangay Busay, one in Barangay Tejero, one in Barangay Kasambangan and another one in Barangay Capitol Site. Based on the new agreement, appraised value of the lots vary in each area. Lots 1083-1369 in Barangay Tejero have an appraised value of R11,150 per square meter. Lot 1053 in Capitol Site has an appraised value of R8,500 per square meter while the average selling price of the six lots located in Barangay Mabolo is around P7,600 per sq. m. Lot 1330 in Barangay Busay will be sold for R5,060 per sq. m. while the other three lots in the same barangay have an average appraised value of around R2,800 per sq. m. The homeowner's association occupying lot 705 in Barangay Kasambagan agreed to purchase the property at R4,185 per sq. meter. Each homeowners association will be given six months to pay the amount in a lump sum through financing institutions like Pag-Ibig Fund and Socialized Housing Finance Corporation, after the signing of the sale agreement, which is yet to be scheduled by Garcia. ..
